Yeah Im looking at alot of houses right now around 100k give or take 20k. Its going to be my girlfriend and her sister living wherever we go, its not like they are [fizzle]-offs either, they both hold jobs and go to school. Meh whatever happens happens I guess.. Ive been too cautious up to this point, worrying about risks is going to keep me in my mothers basement forever, or stuck in a [shizzle]hole when I know I could be doing better.

Just don't let your girlfriend and sister's names on the deed. Astrochimp I hope your not calling me an idiot, the house my wife and I bought is much better than the house we rented. The rental house was nice, but small and close to neighbors and the house I purchase has a two car garage, little over an acre of property, 3 bedroom, big kitchen, and furnished with brand new appliances and furniture. My point is when you buy a house it's not necessarily cheaper, the closing alone is a few thousand dollars.

Don't say **sd**k, it's two points.

He was saying no one would pay 700+ on a house payment and then rent it to someone else for 485. He didn't mean you.

Anyway, $165,000 less than $1000 a month. This is our second house we purchased, and my name is the only name used. Wife's name wasn't on it because she shot the payment up too high.

I got my home loan from a credit union and had to put nothing down, other than the closing cost which like I said is a few thouand dollars. I just closed on my house two weeks ago.

HUD is running a deal where you can get one of their houses for $0 Down(if they're still running it).
I think they chip in for Your closing costs too.

get a Sweet Fixxer upper in a nice neighborhood and build equity fast.
